Dear knowledgeable PH people.

The power boot lid for my 2012 X3 has an intermittent fault.

It makes a click and the latch releases, but the power strut motors don't lift the lid. You can lift it by hand and it stays up. There is no power. You can put it down by hand and it latches. All buttons including the fob produce the same result.

I charged the battery with my charger last week and bugger me it started working.
But 7 days later, same fault. No power lift again. Car runs fine in all ways. No dash lights.

I will put my multimeter on the battery and judge the voltage for you lot tonight, because its OEM and my wife hammers the heated seats.

But...... Any other thoughts or solutions you've had to this on your F25?

update.
Battery reads 12.16v at rest , so overnight desulphur Recon on the CTEK, and it was 13.4v this morning at rest.

- boot doesn't open still.

Inspection of battery compartment - 1 inch of water sloshing around !! Including onto the white box on the left which does the boot.
So. I'll seal the leaks (any thoughts on this for a 2012 X3 ??) and order a new control box for the boot.

Leaking boot with water into battery compartment in X3 anyone........?

Yeah, thanks
We've moved on. I took the headliner down at the back and it's leaking from the Panoramic roof, down the D pillar and into the batt compartment.
At least I can see the source now.

Roof drainage channels likely blocked.
