540 Heater/air-con/HRH/alarm concerns

Hoping to buy a '99 540. Just had an inspection carried out which highlighted ineffective air-con and an inoperative heater fan. Also an inoperative heated rear window though voltage was indicated. Could anyone advise if there are any known issues related to these problems before I go back to the dealer?
Also I assume there is a standard BMW alarm/immobiliser fitted to this model. Does this work only through the key as there was no separate remote fob and only the one key. Would BMW be able to supply another key only.

Yes bmw will supply a replacment key. The remote locking and boot release is built into key, dont forget to take your log book and some id with you as they have to program each key to the car.
