I was wondering if anyone here rents or has rented a small industrial unit for their "home" mechanics.

I have been looking locally and I can see some small units (under 750 sq. feet) that could be viable if I found someone to share with. It will be used to store and restore a small car and maybe a couple of motorbikes.

In your experience what are the pitfalls and potential issues to watch out for?

If you don't know any local farmers, ask mates who might. Lots of empty units on farms that never get advertised and way less than commercial rents.

I was wondering the same thing, been looking for something about the size of a double garage just to use on the weekends but it's pretty difficult to find something with water and electric supply

These units are perfect BUT very expensive,what rents have you been quoted? Remember you will be required to take on a lease for what ever years and insure the property.Even though its for private use there will be an annual business rate bill to pay.
As said,find a farmer who is willing to let a small building or a corner of a barn or what ever on an informal deal.(Cash in hand)
One other idea,how about trying to find an old couple or widow who has a large double garage that`s never used and full of junk.Offer to clear it all and decorate it and pay a small rent to use it.
