Big flashy office may be impressive, but it really depends on the people working in your particular area I suppose. You may be fortunate enough to have a good guy in your particular office.
I bought my house through them, and the guy who showed it, didn't have a clue what he was selling, and just gave me a load of BS.
I was nevertheless very interested in the property, so I went to the Catastre, and got a copy of the deeds, so I pretty much knew what I was looking at.
Months later, some of the stuff he told me, he flatly denied saying.
Proves you have to have a good memory to be a good liar!
Now we have three properties listed with them, (1 million + house, and two apartments in the port) which belong to my employer.
They haven't been able to sell them, obviously the way things are at the moment.
So they talked the owner into renting to some clients, "with an option to purchase".
I think they just wanted to get some commission from the rental, as they couldn't get a sale. And, predictably (by me anyway) the tennants have now left, and admitted to me early on, that they didn't want to buy the house.
But during the time I've had dealings with them, I've found myself running around at thier beck and call, opening up for viewings, becuase they say they don't have keys. Although I've had countless copies cut for them.
The rental side won't comunicate with the sales side, and vice versa, becuase both want thier commissions.
I've also found the house, and one of the apartments with doors and windows left open, after they've shown the properties!
I could go on, but I don't need high blood presure! Incompetent Muppets!

oooooh,can of worms i know with this,i used to think uk agents were poor but in comparision to the parasites i have come accross calling themselves proffessional and proporting to offer a service that would be-fit an astronomical commisission-oh well ho hum.just be nice if they would turn up,keep an appointment and give an impression of being ever so slightly interested in having a "go".and breathe

My wife was out yesterday doing their legwork. They also have a tennant in one of the flats which was also "option to buy" and guess what? They're out soon.
So even though I was with the guy when he took the meter readings, we've had to chase around, get letters of authorisation etc, (Due to data protection) to get electricity accounts for the last year, sewage and rubbish removal bills, and water accounts.
I wonder how they justify thier commission?

you know my property/price?how could you possibly comment.i have developed and have several properties here and know my local market well.my point is that many a chancer and part time estate agent has been weeded out during these difficult times and gone by the way but even the agents that are left dont seem remotley bothered/offer any kind of proffesional service,always happy to be guided by a proffessional who does the job well.
No. But if you have three for sale and not one has sold they are probably priced too high. Believe it or not there is plenty of stock selling but the only stuff that sells is that which is priced realistically. It's the same around the area I am near, people asking 2005 prices - they won't get them. The places that are selling are the ones that will take 50% of the peak price level, I would imagine it's the same in most areas. I watched one place in Sotogrande go from 1.8m to 850 before it sold.

You can always give stuff away.
We've had one apartment valued at 220 by the bank, and we can't get 150 for it. It's nice too, just be refurbed, and furnished.
The house also undewent a full refurb about 4 years ago. 7 bedrooms, 6 bathrooms, and a view of the sea from 16km inland!
Plus we can take a 30% drop now, with the exchange rate as it is.
Anyway, my gripe isn't the fact stuff's not selling, as I said,it's expected with the current situation.
I just hate being messed about by muppets.
