Thinking about buying in Santa Eulalia Ibiza

I'm getting more & more drawn towards getting a bolt hole in or around Santa Eulalia Ibiza.
I've come across a soon to be built apartment block right by the marina called Waves by - ncalmahomes.com that seems to tick most of my boxes, being well placed & contemporary high end design & facilities that I'd be looking for.
Now saying that I've not actually been to this area as yet but from what I can establish thus far its seems pretty spot on. Namely fairly decent winter weather, easy to get too flights wise, not too far from the airport, nice marina & beach, decent selection of bars & restaurants, not too clubby / rowdy but still has a bit of a vibe / stuff going on etc etc.
Feed back from anyone having experience / opinion of the local area or a buying / living in a property on the Island at all care to comment, positive or negative would be much appreciated whilst I await an idea on pricing & timescale of this project?

Agreed the Villa properties are lush but starting at 630,000 euros + 10% VAT plus other fees is too rich for my blood, by the time you'd of kitted it out would be circa 800,000 - 825,000.....
I'm looking for something more lock up & leave, really close to the action with gym facilities so the apartment block at Santa Eulalia definitely fits my needs better at this point in time.
Any comments on the Santa E area, is it considered down market or compromised in some sort of way would you say?

Generally the middle/north of Ibiza is more family orientated and quieter. Still stunning beaches, some beach clubs and lots of more "local" restaurants.
It's a good 20-30 min drive to the hotspots (below) which is not ideal if you want to have a drink or three. Taxis can be a bit problematic if your house is in the sticks but shouldn't be an issue if you're right next to the marina.
The action is more concentrated around Ibiza town and San Josep, South/South East of the Island. That's where you will find the lively (read expensive, potentially obnoxious) beach clubs, restaurants, clubs etc.
Other lively area is San Antonio which has a "Club 18-30" reputation...I've personally never been there in 15+ years I've been going to Ibiza.
Action you say, well as we are pushing (a young looking!) 50 yrs of age now we are definitely not into the all night rave scene, more looking for quality classy bars & restaurants / marinas / promenade / classy shops etc. Not looking for a jam packed bun fight to get fed & watered ideally.
Appreciate your input & would be very keen to hear any recommendations of where else to take a look that you (or others) may feel would fit the bill, ideally with new or recently build contemporary sea view apartments in the area & places of interest for when we get the opportunity to visit the island for a good look around.

Personally I usually hire a villa in the San Josep area, the fewer the neighbours the better.
You're then close to the beaches and beach clubs, and also to the town and Ibiza marina for restaurants and bars.
Or if you feel tired, just get the BBQ started and have a nice meal and drink with your friends with some music on.
The only apartment blocks I know in the south tend to be in Playa d'en Bossa or near the Ibiza Marina, both will predominantly be AirBnBs and therefore likely party crowds (especially in Boss), to be honest it's not my bag and therefore I don't have much advice to offer there.

Personally I find most of Santa Eulalia too 'built up' and out of kilter with what I love about Ibiza, but you may have a completely different feel for somewhere to fly and flop, as it does have all the facilities and is quieter when it comes to nightlife... It just sits in a 'no-mans land' for me between being too busy compared to the places you'd find in the north and not having enough of an 'edge'...

I've asked for information on the Waves project from Ncalma Homes, its not been started as yet so no great rush.
I'm hoping to get over to Ibiza as early as possible next year to spend 10 days or so driving around checking the various areas out to get as feel for the place & establish where best fits our needs.
Any other areas of note worth a nose please feel free to mention!

We bought a new build top-end apartment near San Carlos,which is about ten minutes North of Santa Eulalia, in 2002 so we know the area pretty well.
Ibiza is a very special place, completely different to mainland Spain and we absolutely love spending time there.
Santa Eulalia is changing and is moving more and more upmarket with 5 star hotels and developments such as the one you are looking at because this part of the island still offers such opportunities and is a very attractive area but they are being very careful with the type of developments that they are allowing to be built. There are plenty of excellent restaurants either in Santa Eulalia or a relatively short drive away and we find that we hardly ever have to travel too far.
Property is not cheap and please bear in mind that you are not allowed by law to rent out your property for short term lets unless you have a Tourist Licence and they are now almost impossible to get so don’t rely on rental income to help offset your costs.
Check what the Community Charge will be - I.e. the annual cost for maintenance of the gardens etc, and there is also the equivalent of council tax to pay but it’s nothing like the level in the UK
One big difference to the uk is that if you buy an apartment you are buying it freehold, not leasehold.
If you can afford it I would suggest getting a penthouse if it includes your sole use of the roof area because the views from the top floors should be fantastic and when you come to sell there is always a better demand because supply is limited.
The bad news is that you will probably find that you want to buy a boat! You’ll find that marina will lead you into temptation.

I'm very keen on looking at buying in Ibiza but totally open to suggestions on different areas to look at, juts has to be modern contemporary apartment close to the sea with plenty of nearby quality facilities.

ks allows.....Hi all , I’ve only found this thread by doing a google search on the development in Ibiza after having put down a deposit on one of the apartments . I’ve been visiting Ibiza for the past 20 years and have had hopes to move there full time for too long . After seeing this development I decided to pull the plug . Factor’s for me are I think the area will improve further over time and the idea behind the development is right for me as in creating a 5 star Hotel feel . The hotels and restaurants in the area are getting better ,,I just hope this doesn’t bring the’ Gucci Gucci Crowd “ and I’m sure all the pill heads will stick to Bossa & San An . No offence meant if you like these area’s.
Would be interested to hear if anyone has experience living year round in Ibiza as I know winter is very different .
Also be great to have a fellow petrolhead in the area for possible hoon’s.

Hi Matrignano , no problem asking I have paid around Euro 800,000 inc taxes for a 3 bed apartment on the 3rd floor with an internal area of 110sqm and a terrace of 40sqm . This is with a parking space . Very expense yes as all of Ibiza is unfortunately , but the project is very much like a high end hotel just 100m from the port . The project isn’t going to be finished until the end of 2023 , I just hope I’m still alive by then to enjoy Ibiza ( Youthful 49 in March ) Are you thinking of buying this year ?

Security would be a concern given I've had a few break-ins in rentals so I suspect thieves target more isolated villas that are not in guarded compounds.

Sorry to hear you’ve had break ins , not good . In general my experience in Ibiza with regard to security has been good but in the current situation of lockdown etc I think it will only get worse . Far too many people will struggle to survive and turn to other ways to get by .
Hopefully get some input from anyone who has spent time in winter on Ibiza and be good to hear if original poster has decided on buying yet .

As I'm not familiar with the area & have no possibility of visiting at the moment I've not progressed any further with my interest for the time being.
The development visual look fantastic & facilities ditto. I'm always a tad concerned about the reality not quite matching up to the projection & buying off plan sight unseen does not help with my suspicious nature!
