Herts/Essex hotel for team build max 30-40 mins from London

Can anyone recommend a decent but not too expensive hotel for a team build and overnight stay thats within 30-40 minutes max (ideally less) of London. Needs to have a decent sized conference room for one of the activities, good food (will be 18 of us) for the evening and be comfortable.

Already tried the Manor of Groves, as it's wedding season they have no function rooms available which we'd need foe the Saturday morning.
Redcoats - not enough bedrooms
Hallingbury Manor - as above as they have some bookings already.
Hitchin Priory - I will give them a try.

Currently also waiting to hear back from Luton Hoo.

My immediate thoughts had been Hanbury Manor or The Grove - they meet the last two of your criteria, but most definately not the first!

or in Woburn itself The Inn at Woburn http://www.woburn.co.uk/inn/

or there is Hunton Park - but never been there so no view on quality - an idea from a chap sat next to me as I type.

Flitwick Manor - been there myself a couple of times but not big enough unfortunately (they have a couple of bookings already and only 18 rooms in total.
Woburn is a little too far away.
