Stop telling him off then praising, he's getting confused.

Be extremely vigilant take out many many times a day, esp after waking, eating, playing and if seen sniffing the ground, if caught in the act don't say a thing just pick him up take him outside then lots of praise when good outside. Praise every single time and do not get complacement re: vigilance esp if he is successful a couple of times as he may relapse to start with.

dogs hate being ignored so this is better than telling off.

What works for one does not always work for another (different characters, breeds, temperaments etc), which may explain why you were lucky with your other dog.

12 weeks still very young, so have a bit more patience. what breed is he?

Pee indoors = ignore, clean up quietly when puppy is not around.
Pee outside = praise and fuss.

If they see you taking notice, they will seek the attention by doing it again. Frustrating, yes, not having a grumble when the polished oak gets some unwelcome waxing, but it is the only way I've found to halt the problem.

As above, do not scold him for going indoors.

YOU need to take him outside more often. Every hour or so. Praise when he goes outside.

Another thing is to make sure you have thoroughly got rid of the smell of pee, else he will keep using the same spot as a toilet. Biological washing powder is good.

When you say he has the run of the garden when you are out, do you mean the door is left open? In which case, he may have trouble distinguishing indoors from outdoors as there is no physical boundary.

Do you go outside with him and praise/reward immediately he performs? If not, he will not understand what he is being rewarded for.

This is a very good point, and something that points to the reason why we may have struggled to train the puppy we got in summer over the puppy which arrived in February a couple of years ago. Worked from home a lot at the time, so door was open to go in and out. The mop and bucket was pressed into action a lot more with young sir than it was with missy.

agree, I am a puppy walker for guide dogs uk, and this is what we do,

even more so we train them to pee on demand!! lol

I have hateful feelings towards my neighbour for that. All she needs do with her flock of Shih Tzu is command 'BUSY BUSY' and they go to order. Unlike my pair, who leave it to the last minute then stand cross-legged with evil 'I'll do it on your shoes' looks about them! hehe

My first dog was a bh and was far easier to house train than the dog which was a complete nightmare!

My older one was housetrained 100%, no spots, no 'accidents', totally clean indoors within 10 days (was 13 weeks old when we got him and had no previous training). The little one we gopt at 8 weeks and it tooks us a further 16 weeks to get him sorted. Sometimes I think it just depends on the dog.
