Hello - need some legal advice

Have been trying to sell my (freehold) house but have an issue. There is a restriction on my title that requires permission from a third party who has now been dissolved. This restriction seems to relate to an overage agreement between the developer of my house and the original freeholder - but nobody know why it was restated (without explanation) when the title was transferred. My original conveyancer has now gone bust.

The land registry has refused my request to amend or cancel the restriction, on the basis they don't know what the restriction was placed there, and the fact the insolvent company may be reinstated in the future.

My solicitor suggests I may have try to have the company restored? I am wondering if I should get a second opinion and if anybody has expertise in this area I would be able to help - even recommending somebody who could provide such an opinion.
