I have been looking to purchase a house for quite a while now and have not found anythung suitable. Quite a few people have mentioned to me that i should look at auctions and repossesions.

Where does one look to find these types of properties? Any ponters on where i should be looking.

The area I want to buy is around Watford/St Albans

Take a look at Estates Gazzette online and magazine. Agents specialixing in Auctions include Athawes, Barnard Marcus, Allsop to name a few. Their websites usually have list of upcoming auctions. We are coming out of the summer holiday period where the auctions take a break for about 6-8 weeks, so you should find a few coming up. However, they are not for the faint hearted. You need to pay 10% deposit there and then in the auction hall whether you have done had a survey done or not (highly unlikely you would do one beforehand) and you will have 28 days to complete. If you don't you will probably loose your deposit.

As Jazzybee says, not for the faint hearted!

Occasionally there are some genuine properties listed in auctions, where the owners or estate just need the funds quickly.
Most though, are properties which would be difficult or impossible to sell through the normal channels for various reasons. Non standard construction, flying freeholds, to name just a couple

There are dozens of ways you can get yourself stitched up at auctions so be very careful!

Agree with above - dont do your rrsearch and you can easily lose your deposit and i know folks who have. There are fewer bargains than people seem to think too. Good luck!

Almost every auction house in the uk uses eigroup, it's worth the subscription.

Do your homework though, I've bought quite a few at auction and have only ever got good deals, but there are some dogs out there. Be prepared to move quickly on fall of the hammer.
