Does anyone know the going rental rate for a 4 bed detached house in an average area?

It's an old farm house built around 1900 in Highbridge, Somerset, 1 mile from jnct 22 M5, fairly quiet location on a no-through road but close to a railway line (50 metres). Being renovated at the moment (complete re-dec and new roof) and up for rent next year. Ample off road parking, 4 rooms and a kitchen downstairs, 4 beds and a bathroom upstairs, poss 1 en-suite undecided yet.

Would it be snapped up for say £800 per month?

Im in Cheddar so know the area fairly well. I wouldn't say snapped up, Highbridge isn't as desireable as say Taunton just down the road. There's a lot of 4 beds unrented in the current climate. We're sticking with 2 and 3 beds which are snapped up and permantley rented. Obviously you'll get agents out, and you can accept offers around the asking rate if need be, but i'd say the area and railway may suppress the achivable rate. In my oponion its better to keep the price attractive and the house occupied rather than holding out and with empty periods.

Thanks Spud, what would be a minimum to get the place occupied quickly, around £600 do you think?

Absolutely agree with those comments, and although my rental properties are in the Bristol area, recent changes in the local Council’s Housing Allowances, has led to me increasing rents to all tenants on housing benefits. The new Council Housing Allowances are;

One bedroom £513.59
Two bedroom £623.31
Three bedrooms £723.00
Four bedrooms £957.36
Five bedrooms £1,296.45

I'm in Somerset paying £625 for a 2 (well, 1+box room) detached house - modern barn conversion.. Parking for maybe 3 cars.

I'd say £800 would be too cheap - the rental market is fast moving and high priced at the moment as everyone is waiting to see how the housing market will pan out - many properties will be let within 1 or 2 days of appearing on rightmove.
