First thread in this forum, just purchased my first house with the idea being to do it up and sell it on over a period of a year-18months.

The property will be unoccupied and therefore i'm having problems with the building insurance, using the comparison websites i only have 2-3 options available, all ~£50 a month for a 2 bed semi.

Any ideas from all of you developers out there?

Go round put an air bed in it have a curry and beer there once in a while, sorted its not unoccupied.

At the risk of a great big WHOOOOOOSH parrot appearing as the next post on this thread....is this legal? As i will be visiting the property several times a week, and staying over probably once or twice a month?

The insurance company small print will probably have a defintion of 'occupied'.

I had the same problem with my mum's house after she died - none of the "normal" companies would touch it - Abbey (who she had been with for years)just said "we don't do that" & put the phone down - the following day I received a letter saying the insurance had been cancelled!!
I went through a local broker who found a company who would provide cover (at a price yikes !! I'll check who they are when I get home & let you know.

Call Intasure on 0845 111 0680

They do exactly this type of insurance, technically for UK holiday homes, but they have no maximum period of non-occupation.
My circumstances aren't quite the same as yours, but my house is not a holiday home and they have covered me for the last 3 years with no issues. They're underwritten by Lloyds of London IIRC.

I pay just north of 200 quid a year for buildings, contents and accidental damage cover.
