Hello,
this is a complete 'how long is a piece of string' question but I'm looking into a self build timber frame kits and am trying to work out rough costs. On the basis I own the land and have the required planning permission how much would it cost to build a bungalow?

I've looked at things like this and this which are about £25k + delivery. They are just just the frames with doors and windows(supplied and erected) so would need to have block built walls, a roof, interior and utilites. There are utilites on site but I'd need to put a septic tank in. I'm struggling to work out rough costs for all this. I know it depends on the overall standards I choose but if the aim was decent quality but definately not extravagant. I'm willing to do as much as possible my self but obviously a lot of this is not DIY stuff. Anyone got any experience of this kind of thing and can offer some ideas of costs? Does £70k sound like fantasy land? Thanks in advance.

Looking at both these kits,scottish based,the build is up north.
Kits will include all external panels, roof,all internal partitions,plasterboard and finishings windows and doors.
All you will need to do are associated groundworks,foundations,substructure to floor level ready for kit then superstructure blockwork including roughcast,roof covering,slates or tiling,total plumbing fit out,electrical works,kitchen fitting and finally septic tank and rainwater drainage and your almost there,not of course forgetting dealing with all the services,a pleasure in itself.
All of this on a budget of 70K,I very much doubt it

Do a search and you will find lots of these kind of 'how much to self build' kind of questions, but basicaly look at 1000sq meter for a good finish, so double your budget.
You will be able to lower it if you have the time to search for the best price on things and the right 'friends' (ie chippies/plumber etc).
Dont forget bungalows cost alot more to build as they have double size foundations and roofs, 2 expensive areas!
