Looking to do some work to a house we're looking to buy and want to knock through the current small kitchen and dining room to make one large kitchen (new dining room via an extension). The wall is 11ft and I believe load bearing so will need an RSJ. Currently we've been quoted £1360 plus VAT to take this down and make good the walls and ceiling - to those in the know does this sound a good price? We'll be removing the old kitchen so it will only be the demolition/make good required.

Not a bad price for steel work along with making good, could proably be trimmed down by a £100 or so.

If it is indeed load bearing then you'll need Building Control Approval too.

If the rsj will be going into a Party Wall then you'll need to comply with the Party Wall Act as well - unless you leave a pier for the rsj to bear on.

The price seems ok - does it include making good and leaving it ready for the new kitchen install?

Cost us £1400 to to remove a slightly smaller internal load bearing wall and make good the walls, builder discovered a leaking radiator pipe in the process, rerouted and and reburied the short section of pipework while he was at it.

£1500 is the going rate for a knock thru with steel.
If you like and trust the builder, don't try to knock him down as the price seems very fair.

Thanks all. It's a trusted builder but we just wanted to make sure the price sounded fair to save us getting further quotes for comparison
