I've been tasked with finding some options for an old gardeners house in the grounds of a residential care home. As you can see from the pics it's a fair size (not too big), very close to the Peak District, in a nice place of town (Sheffield) and it needs to be something we can rent out. There are some builders round at the moment that can do this work as a marginal project but they want to get cracking pretty soon.
Ideas so far have been...
Office for a typical one man band operation, e.g. Financial advisor, physiotherapist etc
Put a garage door on and rent it as a garage
Convert it to a tiny residence and hope some will want to live there
Leave it be!

Looks like a good start on a play room to me.
Scalextric on a base you can raise to the roof, full on simulator to PS3/X box, f
k off big TV, well stocked drinks fridge and booze cupboard, pool table, sofas, old style fruity in the corner, decent sound system, outside a patio, hot tub, Barbie and big fence to keep the prying eyes of the resis out as you "interview" another 19 yearold after a couple of nights a week?

As has been said, I'd expect to need PP for change of use.
Make an appointment with your Local Planning Officer and ask them what changes of use they would accept. They may have some interesting suggestions, although I doubt it.
You could put it on the market to let with a local firm of surveyors or estate agents as it is. Potential tenants may make some interesting suggections and may be prepared to do all the hard work without you dirtying your hands.

1. Is the building listed or in the grounds of a listed building?
2. Is the building in a conservation area?
3. What was the previous use of the building and when was it last used?
4. Does the building have mains services?
5. What is your budget?
6. Are you looking for investment income or something you can sell?
7. If its investement do you want high return and highish risk of voids or lower yield and slightl;y lower risk of voids?
8. Will you need a loan/mortgage to do any work to the building?
If you can answer these, I may be able to give you a steer on planning and strategy, and point you in the right direction in terms of use, returns etc.

Is the building itself or any of the other surrounding buildings listed? If not I would look into the cost of extending it, outwards and upwards, and then turning it into a house.
I wouldn't bother making it into a house or holiday cottage in its current size, I cant see it making a great return as you're only really going to get one bedroom out of it.

If it was previously a dwelling then keeping it a dwelling will knock out a load of Local Authority faffage.
They'll be no change of use under planning.
You can refurbish the interior rather than redevelop for a different use and negate a lot of part L requirements of the Building Regs which could be costly / complicated on a mothballed cottage.
