Loft Conversion

Our house is currently up for sale. We are however thinking about a loft conversion within the roofspace. I have no idea what sort of cost it is an wondered if anyone has an idea.
I know without seeing it's hard but just trying to gauge a cost of roughly £20k to £40k etc. For info the room space would only enable an office (what we require) and it's currently a 3 bed link detached property. Others on the street behind us have them done so I was going to have a walk round in the next few weeks to ask.

That hipped roof construction is probably the worst roof you can have for a loft coversion , second only to a flat roof

I can't see there being a lot of useable room there without introducing some very large dormers , which will , I supect end up having a flat roof

Fair point it is really for an office space rather than anything grand, so fully expecting a small space.

No , Unless you are in a conservation area etc , you can have 50 m3 of roof extension , which is more than you could use under Permitted development rights . You could even turn the rear hip into a gable which would make a superb addition.
With the present roof configuration you are not going to have too many places to locate the staircase , and this is what makes or breaks a good loft conversion.

Is it possible to retro-fit the roof with a more steeply raked one, and then install a dormer or Velux windows? It will cost more than converting the existing one (although quite how you would cope with 3ft high rooms I don't know) but would give you a lot more space. It might not cost vastly more than a standard conversion as you are doing it all at the same time.

Apart from the vast cost increase , most importantly you would be unlikely to obtain planning approval for such a change Gassing Station | Homes, Gardens and DIY | Top of Page | What's New | My Stuff
