I have applied for 2 mortgages and have been turned down flat for one and offered only 65% (I needed 90%) from the other!

As far as I can see on my credit file, everything is in order. No late payments ever, long standing credit on various cards that have been in good order and closed off correctly.

I have lived at my current address for 7 years and i'm on the electoral roll!

I can't think of anything else that could help my score and yet I'm being refused a 90% mortgage at 2x my salary!

Direct with the lender or through an independent mortgage advisor?

I would suggest using a recommended IFA, generally a good IFA will be able to "influence"*** a decision making process sometimes, whereas if you have gone direct you will not be able to do the same.

I was recommended a fantastic IFA who simplified my remortgage process and got me exactly what I was looking for with the minimum of hassle and paperwork.

  • *what I mean by "influence" is the IFA will work within the financial guidelines available, but will be on good operating terms with the various lenders and will generally be in a better position to broker a deal than if the individual goes direct.
