Looking at rippong out some nasty UPVC windows that have been fitted to a victorian property at some stage and replacing with copies of the original box sash ( in wood).

Dont care about the insulation security arguement, decent window locks and well fitted sash windows have never given me any dramas.

Can I just go ahead and do this, or do I need some admin bodfrom the council to approve, stamp, charge a levy?

Conservation area, but not listed. London BTW.

You will need planning consent to change them, something that they won't have a problem with for your proposal. Just let them know what's happening.

Need building regs approval too unless the work is done by a FENSA member.

Good for you! I hate uPVC with a vengeance when fitted to period properties. You can get timber d/g traditional weighted sash windows. You may have trouble with the council by fitting windows which are less thermally efficient than the ones you are replacing though if you want single glazed.

How would they find out though if I just went ahead and did it? I doubt the neighbours would dob me in?

You'll need Conservation Area Consent - which does not have a application fee - not Planning Consent.

However, I'd be tempted just to do it. As long as you are fitting a suitable style of sash for the property, of good quality (they will be expensive) and have FENSA credentials then I think you'll be fine. If you do get 'trouble' from the Conservation Officer then it's just a case of apeasing them as for the most part they'll be upset that you didn't inform them first.

Building Regs will be dealt with by using a FENSA manufacturer and installer.

I'd run it past the council if you wanted to be compliant, but I can't see them having a problem with it.

If you do find a good supplier of sash windows who doesn't make you fall over when you read the quote plaease let me (us) know!
