Architect was going to send off plans to a contact and charge me £150, thought i'd see if anyone on here wanted it for a bit of pocket money (ie less than he's said! - evey little helps) Two steel beams need to be calculated/specified.

I can post plans & cross sectional drawings, or scan them as pdf and e-mail if easier.

To give you an idea...

Its always worth asking Dirtyboy...but very unlikely. They're a miserable bunch, even when you put continuous work their way they still charge the same wack. Actually, £150 is about right,

£150 to ensure your house doesn't fall down seems like good value to me biggrin

I take it the beams are to support the first floor side wall.

He is going to have to design a centre pier / post and base and some padstones , and also work out something over the garage door for bearing .

I think £150 is a deal .

£150 seams good value really.

I did the architectural drawings for a number of similar small extensions last summer and the engineers were charging a fair bit more than that.

Good price. Can sometimes be £200/beam for small jobs

As others have said £150 is quiet good. The chap I use has just charged me £180 + vat that was for beams to two openings.

I see your playing the game of "CAD Cars". Any drawing we get with cars (in elevation and plan) we call a urgent game of "CAD Cars" where first to guess the car wins. Some are a lot harder than the one above.

However, it is strange when you see an Architect's drawing where an entire estate of 100+ houses or an entire large block of flats have old 911s in the driveway/car park.

£150 for a PI (professional indemnity insurance) backed design is fine, you'll need it for building regs approval anyway.

One fifth of that fee to make sure that it's safe sounds fair to me.

PP and BR by end of Feb. Start build end March? Nice timing.

PP received just before Christmas, so nice to get that out of the way.

We're going for PP later in the year on a loft conversion and rear ground floor garden room (well not the loft, but plans drawn up)

Didn't want to push our luck though, as we need the two bedrooms (and garage hehe) so get that out of the way first.

What two beam/lintols exactly?

Ring IG, ask for their tech dept and e-mail them your plans/sections....they will give you all the info/calcs FOC.

I think its the steel beam holding the first floor inner skin rather than the door and window lintols.
