Do I need a HIP?

My understanding is that you need a HIP as a legal requirement for marketing your property.
If, for example, someone knocks on your door and says 'I want to buy your house - here's a cheque for £700,000', or if you sell directly to a family member or friend without marketing the property then no, you don't.
If you have come to a private arrangement between yourself and your acquaintance, you should not need a HIP

If the property hasn't been marketed then you don't need a HIP. You do still need an Energy Performance Certificate.
I know this because i've just part exchanged my house with another private buyer. As ours had never been on the market we didn't need the HIP but had to get an EPC done. The buyer still had a basic survey done but I think that was to satisfy the bank.
