What have people been paying recently? What should I be aiming for when I negotiate them down from their daylight-robbery-esque proposal?

I'm much less experienced at selling than I am at buying, due to my hoarding nature.

Round my way it's 1% sole 1.5% joint

I always agree 1%, joint or sole agency.

So much competition between agents these days you may be able to haggle for more, but in my experience, if you push for too much discount, the service declines proportionally.

My in-laws have recently agreed 1% with all 3 agents that are trying to sell their house. That is in Staffordshire.

When I last sold a house back in 2007 it was 1.5% so not much has changed.

1 - 1.5% sounds ok ... depending on the length of the contract and if it's sole agency or sole selling....

FYI,

Check the contract for what type it is... sole agency means that if the house is sold by another agency during the time of the contract you must pay them the fees. But you can sell the house privately and not be liable for fees.

Sole selling means that however the house is sold you must pay them the fees.

I mention this as we had our last house for sale on a sole agency agreement, we decided in the end to part-exchange for a new build... The agency had the gaul to ask for their fee mad For a while we thought we had to pay them, which was a good chunk of money ... checked the trading standards website and found that we were entitled to sell our house as we are not an agency. Had to write a few stern letters, mentioning legal action before they backed down... shoot

1% normally. Got them down to 0.8% a few years back.
