Rough costs estimates please.

I have a double garage attached to the side of my house with a flat roof. House built in late 70's.

I have been thinking of converting the half nearest the house into a play room/gym with a door way through to the main house. At the same time I would like to put a pitched roof over the whole garage with maybe dormers front and back, and turning the roof space into a study with staircase in the newly created playroom/gym.

Any ideas on cost before I speak to a builder?

depends if you have to put new footings in to take the 2nd story. if not then maybe £20k-30? new footings could add another £5-10k.
