...before you finally agreed a sale?

I was just pondering and trying not to get too excited.

I'm selling my first house, and after a few false starts with a hopeless estate agent - I moved to another agent and after about 4 months they've finally got me a buyer that wants a second viewing. Its a first-time buyer that is 'very excited' too apparently.

Viewed on a Monday.

Second viewing on Tuesday and offer submitted.

Wednesday offer accepted, I was extremely eager though as the property was significantly undervalued.

I have sold a few over the last 10 years and the average on them all seemed to be 12 to 15 viewings with 2 to 3 second viewings as a result, and then an offer.

I had 2 second viewings, both offered on the house and one eventually bought it.

Last 2 places i sold were under offer a few hours after going on the market, but that was Central London about 30 months ago when it was still silly season on property

Recently moved. Had about 7 viewers in all. One person came back 4 times to see the house.

Eventual buyer viewed it ONCE! I was amazed they never asked to come back (all went through fine) you would think they would have forgotten what the place looks like?!

(the house we bought after 2 viewings, but went another 2 times after accepted)

Thanks for sharing.

Selling a property at the moment isnt easy to say the least - esspecially a bit of a niche one like mine.

So far I've had about 6 viewings in 3 months, but this is the first one to ask for a 2nd look, and that was straight after they saw it - so hopefully they will put an offer in.

I only viewed 3 or 4 places before buying this one, and its the only one I viewed twice. I just 'knew' it was the right one... even though it looked ghastly back then!

I never understood why you would need to go for more than one viewing - unless you're buying a 20 room mansion then surely most people's memory is good enough to make one look enough.

I've bought both my places after one viewing, strangely enough they looked exactly the same when I moved in as I remembered them!

My sale fell out of bed last Friday. They viewed twice in under a week. B'stards.

I was happy to make an offer on a house after a 2nd viewing as well. Having said that I'm up in the loft on the 1st viewing if I like the look of it.

Some people do no more than check the state of your decor and measure to see if their sofa will fit. I want to check the things that might cost me cash in the near future.

Me - I'd need two viewings - one isn't enough.
When we've sold, 1999/2000 - first viewer bought at full price ON the first viewing.
2006 - I think the second or third viewer made an offer we accepted during his second viewing, but we'd had two lots of 'very interesteds' who couldn't shift theirs before we took an offer.
Now, in todays market, it'll all be different. Probably along the lines of 10 p ss take offers before a decent one comes along. Chains are very very fragile at the moment too.
But a first time buyer who's 'very excited' has got to be good - no chain beneath you is a thumbup

Had about two dozen viewings and about 4 or 5 second viewings when we sold in April/May this year - agreed a sale within 2 weeks. However, I don't think any of the other parties who viewed were that interested, so we were lucky to find the right buyer quickly.
