Clive Emson deals in Kent, Sussex and Isle of Wight area. I assume this is residential ??
Can you not address the problems with the house to sell it ? What are the problems ?
The house itself isn't the issue, 3 bed semi in Bromley Common, garden, garage, decor no problem, kitchen could do with a freshen up but no big issues, spanking new boiler, location wise its excellent, quiet cul-de-sac, betwixt and between Bromley South/Orpington stations, within a stones throw of the main bus garage. Its vacant and ready to rock. Can you not address the problems with the house to sell it ? What are the problems ?
Its purely the business of the actual sale itself, there have been problems with buyers pulling out, chains breaking down etc etc. Mistakes have been made by people (this isn't mine by the way but I'm fed up of having money tied up in it) and I just want to sling it in an auction with the reserve to sell where everyone gets what they're owed, and be rid of it. The sale was originally going to make a small profit, but its now at the point where its just a necessity to get the cash out thats required, and run.
I just want to know realistically how far below market an auction is, if any, and the costs involved to put it through asap.
If I had the cash I'd buy them out and rent it, but unfortunately thats not an option.
I'd recommend Allsops

they tend to get good sale prices
Other good ones used in the past are Athawes and Barnard Marcus.
