Well I popped my house formally up for sale with the halifax yesterday, signed off the advert around 11am in the branch, by 12 I gets a phone call from the estate agent saying they have a viewing for me on thursday. Unusually its not a private buyer but a company, these fellas http://www.princebishopshomes.co.uk/

I mmediately my inner cynic tells me that there a webuyanyhouse type company and that they will turn out and make a stupidly low offer. She says not, She recons there a local firm (appear to be quasi local government to me) and there looking to buy houses in my street to rent out to people from the council housing list, she recons they already have one in my street and are looking for more.

She says they have on occaision even offered asking price on houses and always make a decent fair offer based on market value. She recons (maybe estate agent bullst) that they are highly likely to make an offer on my property, given its in a street they want properties on , its the right price and its in good decorative order. At the min this seems too good to be true !!! but i hope it is.

My house is up for 124k at the min and i really want to sell quickly so i can put an offer in on a house i love that has no chain. I said last week what i would be prepared to take minimum and estate agent recons that having dealt with this company lots of times they will probably offer at least my minimum. This would put me in an excellent position as in effect i would have a cash buyer!

Once again i know its far from a done deal but it all sounds promising!!

When we sold our house in the UK I rang the agent in the morning and made an appointment for them to come and take photos at lunchtime.
He rang me before coffee break to say he had someone interested.
They came and viewed that evening and bought the place!

Must be the easiest money that agent ever made.

So it can happen.

Same when I bought my first place, the agent knew I was in the market and called me to say she'd been instructed on a place in my budget and was heading there in 90 minutes to take the photos for the bumpf - could I meet her there for a viewing.

Met her at 12.45, put the first offer in at 1pm had the second offer accepted and the house withdrawn from sale by 1.30.

Used to be easy money for estate agents back in 2005!!

And before you ask 'why would the estate agent tell porkies?', it's likely she has a vested interest (commission).

I would hope so - general way it works is sell house, get paid!

Your agent sounds like she is awake and may well have made them aware of your house if she was aware of them being in the market.

While some would be dubious about that - ultimately its what you are paying for.

Obviously you don't have to accept their offer, and you do need to be happy that you have not put the house on the market at too low a price.

mmm interesting. did you get 2 or 3 valuations before you settled on your chosen agent?

sounds suspiciously like the agent has a relationship with this quasi housing association, and could be potentially valuing property at a level to get them in the door.

you are paying the agent to market your property, i would make sure you get your moneys worth.

Shirley, they tell the Estate Agent, if you get any properties like "this" on the following roads X Y and Z, let me know. You ask them to sell your property, they send an email to the company and they take a look, like what they see and arrange a visit..

My brother is an estate agent. He carries a database in his head of who is looking for what, who has sold what and for how much, and who is buying/looking and how much they are prepared to spend. Quite uncanny.

Surprising how many sales he completes within a couple of days.

If the money was that easy, everyone would be doing itsmile

well the valuer from the housing comapny has just been,was quite laid back and informal, said my house was what they were looking for as it needs nothing doing to it and is in an ideal place, seemed quite positive but none comittal, i have a feeling an offer will come though. Just need to hope its a good one and the house i want hasnt gone!

Mate of mine sold his the same day it went on the market, so it certainly can happen.

This may sound like a stupid question, but if a place is sold that quickly it means that it is an attractive buy.

Why doesn't the agent list it for a week and attract offers rather than recommending accepting the first offer. Why don't they invite offers if its that attractive.

We called up to view a property and the agent said ' sorry, we've had multiple offers and have withdrawn the property for viewings'. No mention of 'do you want to put in an offer? or you a cash buyer?'

well not an official offer but estate agent says they have been in touch and are talking about offering around 110k which is a fair bit below my asking price of 124k, i have asked her to try and get it up a bit. I am going to go into my agents tomorrow and play hardball with the agent selling the other house to try and get them down a bit. After all its the gap in the middle that counts. not what the houses actually buy and sell for. ideally i am trying to get it so my mortgage required is 80 to 85k to change?

they wont budge on the 110k offer, however i have put an offer in on the house i am looking at, the 110 is about 7k less than i wanted but if i can knock 7k off the house im after then its all equal!

Accepting their offer (after doing all haggling you can) should put you in a strong position to buy the house you want.

If yours is up at £124k then you are probably going to be looking at offers in the £1teens at best anyway.

Depends what price you put on a (hopefully) stress free sale and also the cost of missing out on the house you want.

I'd do it, but that's just me. I've only ever sold one of my properties (and in hindsight wish I had kept it and rented it), and in reality it wasn't a particularly stressful sale, but it took the best part of six months whilst I missed out on other properties and basically had my life on hold.

they have accepted my offer of 167!!!! so i have accepted the 110! mortgage agreed, looking to complete by christmas!

christ what a whirlwind!!!!!!!!
