Today was my 3 month flat inspection from my letting agents! The first thing that has really wound me up is that I asked a friend to be there as I couldn't so the cat would not be let out.

Cue 20 questions from the agent wanting to know if I had a right to keep a cat (I have permission in writing which she should know) and whether my friend lived there and if so then they would have to sign a tennancy agreement. This was after my friend explained why they were there as purely to look after the cat! (Pushing for another admin fee??)

If they fking lived there I would have told them! Also I have a right to have friends stay over if I want, so what is the issue that they were there? Whilst I pay my rent its up to me who stops over surely?

Then the agent goes on to inspect the house which is in perfectly good order in fact not a single mark or anything as I am very careful and tidy. This isn't an issue with me that they play close attention, its their job, what riles me is they went through my bins AND checked down my toilet.

I meant what the....!

If you were the landlord you'd want to know whether other people were staying in your property and whether they had animals (if you didn't already know). The letting agent is obviously not aware of your agreement and is just being careful. As for checking the bins I'm not sure about that, but checking down the toilet (by which I assume you mean to cistern) is to make sure it's not broken. If she was checking down the pan it was to make sure it's not filthy, stained or chipped etc.

IMO she's actually doing a thorough job.
