Okeydoke, I would wholeheartedly recommend Jamie at Concord www.concordproperty.co.uk

Currently a two-man band, very efficient and keen, beat the pants off the competition when I had a house to let. Worth a call, and they do cover London.

ETA: As for rates, standard is 9% and no VAT, or you can negotiate alternative deals.

Thanks - I use a couple of agents already but will bear in mind for next time

Am hoping someone can tell me if they have ever negotiated down Foxtons 'set' fee

I've rented a flat through them and dealt with the islington branch.

I don't know anyone who has anyhting good to say about Foxtons. I would steer well clear.

Why do you want to use them if they have a poor reputation?

I had an interesting run-in with a local estate agent who charged 10% + VAT. I told them that Concord was offering 9% with no VAT and asked if they would be interested in matching it. The 'Senior Negotiator' told me that the fee was 'not negotiable'. I told her it seemed odd that somebody called a 'senior negotiator' couldn't negotiate... needless to say we didn't speak again! Added to that, they only got one viewing and didn't bother to tell me how it went. Walkies time.

They do not negotiate on fee, period.

I've had a similar experience...however the problem is balancing fees (& tt rating) against ability to get a tenant.

Personally, I avoid the lot. Stick an advert in Wilko's, do a bit of legwork, your own credit check and you're laughing.

Thanks - thought as much.

To everyone else, there are many many agencies offering as little as 4% for let only, and everyone apart from Foxtons does negotiate!

It's my bad luck that Foxtons are the first to find a tenant (at asking price)

Arse. Well if they're good at their job that explains the fee - but can you stall them for a bit and wait for others to find a tenant?

Read your paperwork very closely before trying to pull something..

TBF its a huge company, there are some managers/branches that are ok. But just read everything three times.
