...on a London Victorian terraced house.

Has anyone had this done? Any idea of cost and the process involved? It must be fairly common and not sure if I'd need an architect or not.

You will need an architect or some type of designer that knows what there doing to get you through planning and building regs.

Are there any others on the street who have had it done? Could ask them who carried out the work and what sort of planning and research was involved?

Probably best to get an architect involved.

Cost? How big?

Materials?

What's going in it? i.e. kitchen or toilet or other? (if kitchen or toilet drains will be affected, so more groundworks, more cost)

Finish?

Single storey or double?

A bit more info. needed!

To give a ballpark figure bank on £1,000 - £1,500 per square metre.. Work out how many square metres are affected, not just being built and then multiply by above.. This does not cover any contingencies or other additional costs thrown on top.. That's just a building cost btw. Getting planning drawings and building control drawings and structural calcs are extra. In addition there are application fees to pay to the Local Planning Authority at both stages and inspection fees may be applicable (at the BC stage).. The BC fees rise with the size/cost of the extension.

Thanks for all that.

The back of the house is 3 metres wide and 6 metres deep until it joins the main body of the house. The side extention would increase the width by 2 meters, so it's 12 sq metres in total. I'd want the whole back of the house opened up, so a steel beam across the 5 metre back and then another steel along the side, so the room can be opened up width ways too. I'd be expecting some glass in the roof to let light in, and sliding folding glass doors at the back so it all opens up.

It sounds like I'll need an architect, but it's good to get some input

Drawn a few of these , have a search of the planning applications made in your street , there will be no end of them to view wink
