Well, the stuff they put in unleaded as an anti-knock agent to replace lead is quite a nasty carcinogen, but compared to the doses you breath in every time you fill your car up, I'd have thought that by the time you're 100 yards away it will be so diffuse that you've not got too much to worry about.I'm not aware of any research on the subject and health risk from petrol fumes is not a consideration when planning houses near to petrol stations.
Depends how paranoid you are, I guess?

presumably the station has been there a while, so the benzene could be present soaked into the ground as well as airborne
I wouldn't live near one, especially with kids - so even if you don't have kids or don't mind it yourself, future buyers may well be worried

Many petrol stations change to 24HR opening as and when they think demand is high enough. The last thing you want it it to change to 24HR just as you come to sell the house.
I've lived in the area and the petrol station has been there for years and always shut at 11 - it is not in direct line of sight of the house though.
