Any recourse for this sort of thing

We have sold our house and found a place to rent. We signed the rental forms, paid for the reference check and were about to TX the deposit when the agent called us and said that the tenants that are currently in the place have decided to move out later!

We have sold our place, so exchanged, we have to be out and can't live with this change of dates, literally, we will be homeless

So, is there any recourse?

It pisses me off because if I suddenly decided that I didn't want to move in, I would have to pay 2 months rent!

What does the rental form say on it? Does it have a move in date/commencement date, is it signed by the landlord or managing agent?

You must have signed a contract then? Surely that means you are the tenant, and they are squatting? Go see a lawyer or CAB.

I signed the contract, I never saw a countersigned version. I have requested this from the agent, if the landlord / managing agent did sign it, then do I have recourse?

Was there a date of commencement on it? If not I'd guess your stuffed.
