She doesn't have any money and she doesn't like horses - it's for an 'income' she's thinking about trying to buy something. I've tried telling her that most horsey people are totally skint but she just wont listen.....
Thanks for all your advice guys.
Lincolnshire does look cheap on ruralscene.

Oi Oi,
My missus has a website called www.horsesport.com and people list stuff on there for sale but no properties for sale although she has some estate agents on there that specialise in equestrian properties.
She has someone who is offering an equestrian centre to let but thats in Central Norfolk...21 stables, 18 acres of grazing with a 4 bed house included....
There is money in Horses but really only in the top end stuff ( a bit like the car enthusiasts).....when you get to the studs and race horse places, there seems to be money there but a lot of horse people own a couple of horses and scrape together money to feed and keep them....to be fair most people who have horses or ponies already have somewhere to keep them...if your sister wants to open up something, then it will have to be better/different than the others in the area in way of cost and offerings. A lot of stables now offer stuff like clinics for the different horse riding catagories and even holistic treatments.....
Hope this helps, if your sis wants any advice, drop my missus a line via the horsesport site and she would love to talk horses..LOL

Tell her to check insurance costs. Trust me - she'll be shocked.
Use a specialist equestrian broker. www.millins.co.uk do my (non-equestrian) commercial cover & I can't recommend them highly enough. I know they have a big involvement in equine insurance both for animals themselves & other commercial & vehicle risks.Vron said:
Lincolnshire is v. cheap for that - Rightmove have them but they are just advertised under 'Houses' so you have to wade through the descriptions. I shudder to think how anyone makes money with an equestrian centre though.
No longer as cheap as it used to be for anything with land between 3-10 acres or with possible equestrian use, but Its still got a long way to go to catch up with the home counties. Trying to find any thing with land that has not already been developed to the max is getting very hard in lincolnshire.Oi_Oi_Savaloy said:

If she's not interested in horses, it's unlikely to work. Thanks for all your advice guys.
My parents used to run an equestrian centre, My friend's parents have one and I have done some work for one in Scotland. They are hard work, the customers can be some of the worst people to deal with (think of a doctor treating a child and dealing with the parents, people develop similar attachments to their horses), and you will find yourself out in the pissing rain at 2AM at some point, for some reason.
It's the kind of thing you can only really be doing if you're really into it. The best money in horses is in breeding or training really, and that requires you to build up a name for yourself, which will take at least a few years.
Not only that but the idea that horsey sorts are loaded is unfounded, otherwise some of them might deign to pay their bills!
