Another 'how long's a piece of string question' I'm afraid...

Making an offer on a house which I intend to extend and trying to work out how much I need to borrow to cover building costs.

Extending out from an existing gable and knocking through. Creating 2 additional ground floor rooms, each approx 15 x 11 feet, and a bathroom on the second floor which would be a new ensuite to an existing first floor bedroom. House currently has 3 floors so the extension would not be to roof level - I anticipate the bathroom being built into the eaves of the extension - not really sure therefore how high extension would be in total.

Electrics and rads in all rooms. The new bathroom will be very close to an existing bathroom.

Anticipate 2 new windows (one in each ground floor room) and one set of french doors. Couple of Velux in bathroom.

Bricks and tiles look fairly generic - house is 5 years old.

So... anyone have a view of rough costs to get extension up to first fix?

As a suck-it-and-see price, work on £1000-£1200 per square metre of floor space.

And factor in an allowance for when it all goes wrong. wink
