hi, had a letter asking if i would sell part of my garden , the part they want is either 7m x16 m or 7m x 27m . this is basically the end of my garden, in either a 16m or 27m length . they intend to demolish a bungalow which is on a plot 27m wide x 20m deep . so my gaden would give them a 7m stip of land right across their plot . any idea the worth ?

You will need to check if your land is dependant on them obtaining planning approval or not.

If so, I have just seen a smaller strip sell at 95k in South Bucks.

I would just ask them straight out what their need is.

They cannot apply for planning incorporating your land without serving a notice on you so there should be no application at present .

It may be that they just want their plot to be larger and more saleable for the proposed property , then the land will not have anywhere near the earlier mentioned value.

Is that how it works? I've no first hand knowledge, but I had the impression that anybody could apply for planning permission (even if they had no right to the land affected).

You are both right! Anyone can apply for planning permission anywhere, as long as they advise the landlowner they have applied. They can notify the landowner by leaving a notice on the land!

Why can't people be as civil as to leave a note as to where the fk they are when asking questions which relate to the area they are in?

Ransom strip value (as these things are called) depend enormously on where they are, and what benefit they would entitle the owners to.

Sorry to be potentially offensive, but it really gets my goat when posters ask for advice but don't give locations, even vaguely.

We're only trying to bloody help you, at the end of the day!

Provided you don't mind what is being proposed I would suggest you think of a sensible price you would like and then double it. If they're serious you'll have a lot of tooing and froing before you end up somewhere less than your fantasy price and hopefully more than your sensible price. Good luck.

Yup, I'd go with this. Sorry if I sounded a bit off in the earlier post, no offence intended. If you're in a nice area, add a bit on for that, too. You can only sell the land once, anyway.

Get them to make an offer. From that make an outrageous counter offer. Then go quiet on the matter and see how much they want your land...

60m plus long ,7m wide opening out at the begining to 10m wide.
shed and garage on the land they want .garden has 6 foot wall as boundary
