Partition wall cost?

Hi

Does anyone have a rough idea how much it would be to put up a partition wall in a small unit/workshop. 17ft wide x 9ft high with an interior door.

I've had 2 quotes today which seem very expensive so any approx cost would be great.

From DIY experience some rough guesses-

Materials
Timber for studwork - £150 max (more like £90)
Simple interior Door, door frame and hardware - £100 (more like £60)
Plasterboard, Plaster, skirting boards - £75 (more like £60)

Labour
Construct frame and board out - 2 man days
Skim - 1 man day
Carpentry - fit frame, hang door, fit skirting - 1 man day

So about £375 materials (that sounds too much) and four man days - £1175 at £200/man day? Not inc. any electrics or decor.

REALLY rough guesses, I'm no builder...

What is the function of the wall , does it need to have sound reducing properties , any fire resistance or provide security .

You may also need electrical alterations to reswitch the lighting for the area , also check it doesnt create any problems with means of escape

Well possibly! Area is 300 sq foot, with two door openings (if you see what I mean!) I was assuming spread and assistant, half a day each. Frame/ door and skirting may be a bit over though I accept.

(and there's me expecting to get flamed for cheap Midlands labour rates! smile )

you forget this PH , there are experts here biggrin

I always have a snigger when I see some of the times and costs people come up with , I would like to see some of the guys here try to make a living from what they think works should cost smile

I would pay to see you skim both sides of that wall in 2 hours and have it looking st hot.

Remember to take into accound building regs, means of escape, spread of fire, DDA ect. Is it a new unit or a old unit? what is it being used for?

The guy has had two quotes! But doesn't like the prices, if he can get two he can get more, the guys who have quoted the job have obviously seen said job and have quoted accordingly, that said a ball park would be 1200 of your English pounds.
