Leaving your estate agent - question.

I've been on the market for about 14 weeks now - with a couple (3) viewings.
My Estate Agent of choice has offered average service in my opinion, a few things that have irked me:
1.Left the door unlocked after first viewing
2.Took next doors identical property on their books at £500 less
3.Advised me to take a 6% drop in the asking price - although its currently on the market for exactly what they priced it at 14 weeks ago.. and won't take a drop in their fee if I did sell at their 'new' lower asking price.
Also - one of their agents is really starting to come across as a bit of 'Del Boy'.
SO, after checking my contract, I'm now out of their 12 week sole agent policy and it seems I have to give 14 days from written notice. The £199+vat marketing charge has got 'waived' written next to it and my HIP is my own.
Can I expect them to kick up a fuss if I hot foot it to another agent? The grounds that I have stated for wanting to leave in the written notice are exactly as stated above.

If you are out of the sole agent clause, I would be negotiating with another agent to see if you can persuade them to take the property on without a sole agency clause. Then you have two agents, nothing like a bit of healthy competition!
Dead right!After my place had been on the market for 12 months with a sole agent contract (the scumbags who drive Minis), I got one time waster who dropped out of sale upon exchange and one imaginary offer which never materialised, I got well narked off. So, I told them we were going multi agent and that they had to drop their fee by 0.5%. Then I got another offer in 1 week and completed three weeks later.
I would never go sole agency again! They can all play with their fees, so there is no reason to pay more for multi agent.
