Whilst at the mortgage advisors yesterday sorting out the mortgage! The topic came round to surveys. The property I've put in for is apparently listed on the front elevation only. According to the mortgage vendor surveys arn't carried out on listed buildings.

My query is, due to the age of the house, I want an in depth survey just to be sure, but the mortgage vendors reckon a surveyor won't touch do to it's partial listed status.

Sounds cobblers to me. You need to know if there are potential problems, listed buildings can be expensive to fix. Find a decent local-to-the-house surveyor and get a proper job done.

Sounds like your mortgage advisor is an idiot. Yes you can get get a proper survey done, you can get a full structural survey done. It will cost you quite a bit more but will no doubt save you money in the long run if the surveyor discover any major problems. Sounds like the mortgage he was offering to sort was one where they would'nt touch listed buildings. I'm sure some mortgage co's don't want to lend on listed building but there'll be plenty that will. Go and see a different advisor.

The building being listed should'nt make you need a full structural survey, however. The listing is to do with the building being interesting or of a specific design and so worth preserving. If you want to understand the implications of the listing a bit more give the planning team at your local council a call. You will be able to talk to them about the specific house. The building being listed can put significant restrictions on what you can do with the building.

Load of rubbish! Have a look on the RICS website, or in yellow pages and find a good local surveyor. They will be able to carry out a full survey and advise on anything to do with listing as regards to condition and possible maintenace/ repair issues.

Dont know if the firm I work for does structural surveys if that is what you are looking for, Will ask on monday.

Was going to get one done anyway. Mortgage co. Apparently touch listed buildings, just don't survey them (was looking @ getting survey done at the same time as valuation. Going to get a full survey done anyway). AFAIK it's just the front of the house that's listed.

Work for a firm of structural engineers, will check what type of reports we do.
