Whats a rough cost of moving house these days ? A ball park figure ?

I'll be buying something around 200K, moving myself (i.e. not hiring a removal firm). Selling a property around 160K.

We're just going through the process at the moment - selling £215k, buying £245k.

Here's an outline of our costs:
- HIP £99 (as used estate agents' conveyancy)
- Conveyancy (selling) £650
- Conveyancy (buying) £700
- Estate Agent fees £4500
- Removal £900-1000 (we're paying someone to pack for us, moving just over 100miles)
- Stamp duty £2450 (1% below £250k)
- Mortgage valuation fee £330 (so your mortgage company can verify that the property you're buying is ok to mortgage)
- Mortgage arrangement fee £995 (depends on your situation as to whether you're changing your mortgage, who you're with etc etc)

So...

Our move is costing just over £10,600

We haven't had to pay for a full survey as my wife's uncle is a chartered surveyor, so not sure of the cost of that.

Hope that's helpful, clearly your costs will be slightly less as the values are different etc, but it gets quite frightening when you see the bills adding up!

Best of luck - we had our offer accepted 5 weeks ago, and the people selling the house we are moving to have not found somewhere to go yet - we're in limbo.

I might stop looking now, i'm stick in my house forever.............

I thought maybe 5K would be a good quesstimate but nowhere near 10k!! Can't even see how I would get any of those figures down.

You'll be looking roughly at..

HIP/Estate Agent Fees = £1,700 (Based on £100 online HIP and 1% EA Fees - easily doable)
Conveyancing = £1,000 (Selling & Buying)
Stamp Duty on new place = £2,000
Mortgage Valuation Survey = £300 ish
Mortgage Setup Fee = £300 (Anything from £0 to £1500 depending on your mortgage deal)

Thats a total of £5,300 - Not far from your budget smile

That seems cheap/incredibly good value.

(At least) three guys to pack up your belongings, load them into a lorry, drive 100 miles and then unload them for a grand. Wow.

So you're doing no packing whatsoever? Not putting anything in boxes, emptying loft etc.

Your mental health.

I've moved twice (1994 and 1998) and in both cases I ended up a gibering wreck, lying on the floor of a darkened room moaning "bibble" and rocking.

I've never moved, well not properly. I grew up in the same home from a kid until I met my wife and we bought the house we now live in. I brought stuff over from my parents house gradually.

How long is the estae agent going to remain in business at that price?

Lets assume a manager costing £20,000, and 2 sales staff each costing £12.5k. So staff bill £45k.

Rent £20k, Rates £10k,Repairs insurance etc £3k. Heating and lighting £4k.

So Estate agent costs £82k.

Fee of £1,600, less VAT nets to £1,400 of which say £250 soent on board, advert in paper, particulars, postage etc. Leaves £1,150.

So the estate agent needs to sell 71 houses a year just to brek even and that excludes costs I have forgotten like franchise costs etc.

Get a firm in, and pay the extra for their packing service.

I've moved four times since 1981, all moves being traumatic for different reasons, and all due to circumstances beyond my control, or problems/agro caused by buyers/vendors.

Moving house is a censored nightmare........

Thanks for all the replies - just thinking at the moment.

Don't really want to move but area is becoming less attractive to live in (car alarms/chavs/wheel spinning/revving,etc,etc,etc).

Just would prefer somewhere quieter and more peaceful to chill.........

We've done the deal and exchanged, not moved yet though. Removal firms quotes were all just about £1200 to pack, move 150 miles and unpack, man and van companies were about £500, inc doing some packing (ie - the stuff you don't care about).

Our mortgage fees were £1500, we were tied that company as our existing mortgage is such a good deal we wanted to port it.

Solicitor fees were pricey, we paid more than we should have I think by a couple of hundred quid.

Agent fees - in London all the agents round us would only go to 1.25%. In the end I managed to get a private sale which was nice!

It has been the most stressful thing I've ever done, and that's with a very small chain - our buyer is a buy to let company, our seller is moving to a deceased estate. Took longer and more expensive than planned, and I'm a gibbering wreck who's put on 4 pounds in the process. And what do I get when I move? A house that needs a ton of work for the next year! Ah, the joys :-)

Bear in mind the estate agent's fees are going to be plus VAT, so even if you can agree 1%, on £160k it'd be £1,840. And you'd need to complete the sale before the VAT goes back up, or it'd be £1880.

I'm slap bang in the middle of this at the moment, sold at 110k buying at 150k

So far I've spent

EPC 45
HIP 250
Mortgage guy 350
Solicitor 250

I'm porting my existing mortgage, but the porting fee of 495 gets added on to the mortgage

In addition to this my estate agent fee will be 1897.50
I'm moving myself, so 100 for van hire
I think there may be another solicitors bill of 250 as well, but all in it should be less than 1500 (not counting the robbing bd estate agents) which is about what I expected.

Stamp duty limit £175k, i've bought a shed hehe (lot's of extending to do, but garden is lovely)


With respect to removals. I had two large lorries turn up at 8:30, two men, pack up the house and garden (we'd boxes 90% up)

They dismantled my 10ft wardrobe and moved us 1 mile across the village, reassembled everything, left about 5pm I think?

Bargain. Very careful, wrapped everything, even taped up boxes that i'd just folded, can't fault them in the slightest.
