Hi all,

Buying a place in the UK at the moment and have had the offer accepted etc...

Had a quote for a survey from a neighbour of my mother and he'll do it for GBP 667 inc VAT. He said that's the price for a 'lesser survey'.

It's a 5 bed house with separate garages - newish, around 5yrs old.
Does that sound reasonable?

Lesser survey? Sounds like a Homebuyers report.

Search online - there is a good website (I'll check later) which you can put details in and local Surveyors will 'bid' for the job. I did this recently and would recommend this.

Agreed it sounds like a homebuyers report. MInd you mine was £400 from a local chap and I got a 30 page report full of relevant info and it took a day on site.

www.localsurveyorsdirect.co.uk I suspect - I know this because I never get the work on it, as I don't see cutting my fees to the least amount as a good thing for me or the client.

Might be that.

The website quoted me prices from £240 to £600 (!) for a Homebuyers report on a 1 Bed Leasehold/Share of Freehold apartment in an old building @ ~£155k. Next day I had a large numbers of phone calls/emails with prices from £200 to £340. Having worked with Surveyors before (I was a trainee once..) I chatted to a couple on the phone and gave the business to the one who I felt best with - not the cheapest.
