Spending a lot of time away for work so emailed landlady if could rent out one of the rooms in the house as the area is dodgy and rather someone lived there Im renting and got the very blunt reply back: "No. Please refer to your contract with any future queries. This is a very standard part of any tenancy contract."

So read the contract and its says she's responsible for paying water bills which wasnn't aware of so time to claim back laugh

Can't quite see how this is 'revenge'? I wouldn't allow a sub-letting of a domestic property. Perhaps the lesson is to read and understand contracts before you sign?

Nice bonus on the water bills though, enough for a nice treat?

It's simple - if she had been understanding a let him let a room out, she would not have been about to get stung with a few hundred quid of water bills.

It's not being about 'understanding' over allowing her tenant to sublet. Simply put, in domestic lettings it would be very stupid for a Landlord to allow a tenant to sublet.

Although, it sounds like neither of them read the terms of the tenancy properly.
