OK Chaps, you all kindly contributed to my thread about estimating the costs of a new build house. Now we have put in an offer an a place with 3/4 acre and I will want to build a nice double garage block at the bottom of the garden. Planning will be no problem because there is an existing outbuilding/shed there of significant size 30x15 so I'd be looking to replace that with a block build double garage, built in a country style on a brick base and timber board clad on the outside with a tiled roof. Is there a cost/sq foot guide I can use? smile Rich...

I'd budget 20k (should be a few k less though)

I thought you were going for a triple garage?

I thought you were going for a triple garage?
Ah ha... the place I've found already has a nice but smallish double & side workshop at the side of the house so I aim build another separate double at the bottom of the garden giving me storage for 3 or 4 cars and room to work on them albeit in two different garages. wink [/footnote]

I have just built a 12m x 6m ( wooden garage) all in about 40k

Groundworks 6k
Base 6k
Structure inc erection 17k
Roof 9k

If it had been block it would have been about the same but I thought wood went better with our house.

Just had a double built (5.3m x 6.2m) in timber with tiled roof, concrete base etc, £10k plus £800 for the door and opener which I fitted myself.

Has a similar quote for block rendered under a tiled roof for abou £250 quid more.

Sorry to drag up an old thread but a new double garage is on my "to do" list. At the moment I have an old precast single garage full of junk. Would like to replace with a double with a room in the roof.

Undecided between timber and brick/block and would be interested to hear of any other ideas of cost. Also does anyone know whether it is possible to build a timber garage right up to a boundary?

Very quickly, from my understanding, yes, but will need planning permission. To be within permitted development would need to be made from noncombustible materials, and under a certain height.

Fairly sure anything with the extra storey will land you in planning permission and building control territory.

Thanks, I am sure it will need planning, I am just considering what to build it out of. Having then built a double garage it seems that I might as well try to add a room over the top, it all boils down to cost, I suppose.

The non combustible mayerials is nothing to do with planning , its to do with building regs and only then if the structure is within 1m of the boundary.

Ours is currently being built.. We're in a Conservation area.. and the property it's going to match is Victorian with stone gable ends.. Slate roof as well.. Electric needs to be armour cabled to it, which is from the other side of the property (of course!)..

As with most things get at least 3-4 builders to quote and see what they come out at.. Try to ensure they all include the same items and works, otherwise it's a nightmare attempting to compare quotes which don't quite match. The cheapest, of course, may not end up costing the least..

What was the scope of work?
From memory

Not much work really dig hole and clear area about 4 days work (3k including digger hire) 60 tonnes of hardcore 80ish m2 of concrete ( I think that was about 3.5k at trade) 72m2 of steel meshing then add 3 guys trying to get the concrete in and flat !!

12k was pretty reasonable compared to some quotes

Most of the quotes for the total garage were 60k ish

Permitted development is 4m ridge hight or less,there are loads of other criteria you must meet

Of course if it "fails" PD you can always apply in full.
