Well according to our beloved EA - one of our veiwers from the weekend is going to put in an offer on our place.

'tis up at £299,950

just for a bit of fun, how much will this chain free buyer offer?

i'm reckoning £250k

anyone else in the property market at the moment?

anything actually selling right now?

its the lowest price three bedder on the street

we paid 237 (Sep 2004) & have spend 20k on doing it up

think £299 (or thereabouts) is pretty fair...

valued at peak from £325k-£360k

I don't think they will want to be paying 3% to Gordy.

I agree with the comment on stamp duty, the current market means most will be looking to offer below £250k to avoid the 3%, and £250k isn't too cheeky to offer chain free on a £299k asking in the current market (IMO of course).

We offered £270K on a house priced at £299K and it was accepted after a bit of ummm-ing and ahhh-ing

not alot, particularly if you can't provide receipts for the original purchases.

You could do a deal on the stamp. i.e they pay the first 1%, you pay the other 2% assuming the price agreed meets your reqirements.

This. Just sold a place marketed at £299,950 and got 5 offers at this level.

Rejected them all and took one at £280,000 in the end. Just made it very clear we wouldn't be dropping it by that amount.

You'll never get fixtuers and fittings through to make it up. Properties around the cut off attract a lot of interest. I'd doubt any solicitor or agent would have anything to do with it either.

As others have said, they will be wanting to avoid the stamp duty. You could try the agressive tactic of taking that out of the equation before they offer - tell the agent you will pay the stamp duty; it might just get them to bid nearer where you want to be.

I've been looking at purchasing recently and the amrket is so masively area dependent. In the right areas good properties are selling quickly and just a 15% drop from teh top, but then I've also looked at flats in less desirable areas that are down 40-50% from teh peak and extremely difficult to get a sale on

You aint kidding, just got a £335K place for £250K. Too many variables but i'd bank on a 2002 value or slightly less.
