A client has questioned a colleague of mine about a dilapidations report on a commercial property. Whoever did the schedule of dilapidations said that 'No CORGI certificates were available'. I am not sure whether they are refering to installation certificates but it is more than likely they are refering to the annual gas soundness tests.
The tenant who wishes to dispose of the lease has argued this is not a statutory requirement. Is this correct? I think the building is a warehouse; unfortunately I have little more information.
