My girlfriend and I have arranged to move into a property on Monday; however the property was not listed with any EPC information. I asked both at the time of application and on Monday to see a copy of the EPC however this has yet to materialize.

They do have figures in their system for the EPC however I would be much happier to see it, particularly as the agent has been very defensive about not being able to obtain a copy at first time of asking as it was "filed at head office". Does anyone know what the impact of not seeing the EPC would be?

Yes but why does it 'really' matter? If you like the house, you like the house - does it matter how 'green' it is? If it came to light that it was a band F, would you not take it, or try and get out of the contract?

Ok, so it may indicate a shyster landlord - but the EPC on its own wouldn't bother me at all.

It's a legal requirement for the landlord. Why would a tenant care?

You won't know how fuel efficient the property will be.
All will be revealed when your utility bills hit the mat.

If they are higher than expected do the following:

1. Disconnect the wall thermostat.
2. Fit a new "working" one in a secret place.
3. Don't tell "her".
4. Laugh as she turns the non working one up to 35c.

Considering EPC's are an overall view of the energy efficiency of the property, then there are several short falls in the plan.

(1) You get an excelent EPC, and find that all the bulbs are enery efficient bulbs, which cause you to suffer migrane. You change the bulbs to filament bulbs, and bang goes the EPC.

(2) You move into a property with a very poor EPC, and find that the washing machine packs up. The landlord goes and gets a new washing machine, which is of a more efficient rating. Bang goes the EPC.

(3) You move in, and decide to put some boxes in the loft, and in the process, and without realising, you dislodge the loft insulation. Bang goes the EPC.

There are so many things which can affect the EPC, that it is a complete joke.
