After yet cock-up by the estate agents i had my second no-show for a viewing today,both times customers cancelled but they never bothered to phone us.(both saturday afternoons)i went and took there sign down and told them to cancel our agreement,now as im still under contract with these aholes will i have to pay out anything.thanks.

Don't understand how you're "still under contract"? We've fired agents before, and as soon as the phone call instructing them to cease marketing the property is over, so is the contract? If somebody they originally introduced to the property then goes on to purchase it, then that's a different matter, and you might end up having to pay them...

They will say you have X weeks left. So, write to them (send it proof of posting) and advise that for each no-show from now on there will be a sliding scale of charges, £100 per hour of your time wasted waiting in.

If they don't object to this letter then they can be taken to have agreed with your contractual change.

Their contract period will probably be fairly watertight IMO. Don't forget that if you later sell to a buyer that they have introduced you will probably still be liable for a fee.

i had a situation last year when an estate agent after being pressurised by me for lack of viewings /offers fabricated offers at the full asking price ,several times. i changed agents.
