Some may remember that I was looking to make an offer on a new build a few months ago. Anyway, things have moved on and I gather they are willing to offer a 25% discount. I am still pushing for a total 35% off.

We will probably meet in the middle. Do you guys think I’m crazy buying now? I think it’s a good whack off, a good big house and it does build in falls for the next year or two.

Difficult to know without more detail, but I'd say it sounds like a good deal.

Got a large discount on my new-build due to slow sales - possibly the only reason I've still got healthy equity.

Bloody glad I did, too, as (like most new-builds) it appears to have been put together by a gaggle of toddlers on acid, on one of their bad days.

Why can't you stick with 35% off?

If you are buying it as a home to live in, then I'd say it sounds like a good deal, go for it.
There will probably be some on here who say wait, prices will fall much further.
I for one, dont think they will go a great deal lower than they are now, but thats besides the point.
If you like the house, are keen to buy, then whats stopping you?

If you intend to be in the house for a number of years, and it suits your needs and you are comfortable with the financial commitment then why the hell not?

I am looking to buy to live in and not for investment purposes at all. My flat is too small for a young family and this four bed should be good for tens of years.

The house is very good, my only reservation is the area. However, for this kind of money I couldn’t even buy my own 1 bed flat in an area I would like to live!

It doesn’t have a garage, just a car parking space but that it okay.

If its the house you intend to live in then not at all.

Ironically house prices are due to go up not in value but monetarily soon. When the st settles from the current crisis there will be more money printed by the treasury leading to a devaluation of the currency and so your house with it's 25-35% discount will look cheap in three years time.

Just remember what you pay for a house is what it's worth and I'd be very wary of the quality of a new build, lenders are so you should be.

I'm not actually refering to house prices..
My reference is about what will happen if the govt bailout causes more money to be printed to cover public service wages and the NHS for example. This will devalue the currency meaning that in a while the pound you have now will only be worth 75p
look at the pouns against the euro.
Forget the value of the houses but rather concentrate on what the pound is actually worth.
Then you will see that this house could still be a bargain in a couple of years time even if its price stays the same or lowers.

If the area is already iffy it is only likely to go downhill in the next few years. How much of the development is sold? If/when they get desperate the developers might have to sell it all for social housing.

Telford, is it? Cheap at £250k by recent standards.
