Oak fronted garage with attic vs timber garage with attic

Currently just at the planning stage buy I am considering building a 2 bay garage about 6m x 6m with a usable attic space above for storage
Just trying to weigh up any benefit or other considerations from doing it with an Oak frontage or just all timber framed, any thoughts or advice on timber garages would be great, doing this on a budget so not looking for a full oak structure.
Have attached some mock-ups and plans of what im thinking,


For both options for ease was thinking of using pre fabricated attic roof trusses

Really looking for any thoughts , feedback anything to consider and if im crazy for considering trying to build this !

I assume that pp isn’t required in any way if you create attic / potential living space ?
When we had a oak framed “ supersized “ garage built ( 2 cars, a further storage space and both cars can have all doors open wide ) , living in both a listed and within a conservation area meant permission needed and trying to get an upstairs done was a compromise that we had to unfortunately jettison.

I found that it was the planners that said storage space could so easily become additional living space ( even though that wasn’t our intent ) and a relatively close neighbour complained about this very point !
We had to accept that it wasn’t going to happen and actually had the rear elevation changed to be a cat slide thus rendering the space moot.
In fairness as we ended up with the supersize frame and the additional” downstairs “separate storage area I was relaxed enough.
