Evening All -

Just looking at potentially upping sticks for a more relaxed area of the country.

As its been a decade or so since we last moved - am just wanting to make sure we have all cost elements (outside of the obvious) covered off and that my 'ballpark' of all in costs are *roughly* correct:

(This is based on an estimated purchase price of £925k)

Stamp Duty £36,250.00
EA fees £13,200.00
Solicitors £2,000.00
Mortgage Fee £1,000.00
Survey £1,500.00
Removal Costs £1,000.00

So c. £55k all in? (or roughly 6%)

any glaring ommisions form the above?

Feels like a lot more than last time we moved, but isn't everything!

Removal costs look a bit low.

You've forgotten that you'll want all new carpets/kitchen/bathroom/sofas in the new house. hehe

Unless you are also selling you won't have the agent costs, they'll be paid by the vendor

Legal costs look low, we paid more last year in Bucks but location may drive them.

We moved at the end of 2023.

Removal men (1400 sqf / 3 bed house + Shed + garden furniture. We packed everything, they just collected/ delivered) £1770

Conveyancing £1850

Survey £1020 (Level 3)

Drainage survey £600 (we are on septic system)

What percentage have you assumed for EA fees? Theres usually scope to haggle there.

Assumed 1% + VAT for sole agent listing

yes - we're selling as well, so i guuess this is a variable in terms of where it actually lands

Removals!

5 bed Berkshire to Devon (18 months ago), 4 quotes at £11k to £13k, final price was £6,300 (4 blokes, 3 vans, 5 days (incl transshipping Devon end for crap access)

Moving fees with a professional firm for 'the average', and by average I mean average charge not size of house is going to be £1500-2000.

Then should you desire assistance with packing this can be £350-1200 depending on level of service, and contents.

And, as stated, your legals are low. I'd pencil £5k in for legals. You'd rather be over than under as these can quickly change.

We moved in December.

In N Wales.

Stamp: £42.5k
Legal: circa £3.5k (buy and sell)
EA: £0 (sold privately)
Removals: around £1k, we packed they moved, disassembled and reassembled (move was appx 15 mins)
Sceptic tank inspection: £500 or so
Building survey: £1500
Ancillaries: £500-1000 (certs, indemnity, etc)
Heating oil refill: £1000 (if applicable)
Remedial works (from inspection: £1200
New furniture, decorations … £endless

It would have to be very complicated to run up £5k.

I’d say removals are on the low side and survey / mortgage fee could both be lower. Having said that it depends on mortgage size, you may prefer a fee and lower rates.

We paid close to £4k for buying/selling and there was nothing particularly complex there. This was with a good local firm

Estate agent selling: 1.4% of sale price (+vat)
Conveyancing sale: £1,300
Conveyancing purchase: £1,500
Survey: £550 (+vat)

Haven't looked at removals yet...

That is really shocking when you write it down like that.

Our removal costs were significantly higher, in the order of £5k but we did move from Dorset to the Highlands and we got them to do everything including packing.

We finally moved last week, our costs were

Stamp Duty £32k
EA fees £3k(0.45%)
Solicitors £4k (Buy and sell)
Removals £1200
Mortgage fee £200
Survey £0 (Didn't bother)

I moved home on 6th January - Sold the place with my ex and moved into my own.

My costs below as a guide.

Removals costs were £1,392 and this included packing/packing materials. They quoted for the equivalent of a 2-bedroom house I believe as I was only taking about 50% of our "shared" belongings. They also came a few days later to pick up boxes/materials for recycling which was very helpful!

Royal Mail redirect, £84

Agents' Commission, we agreed 1% plus VAT.

Legal Fees for the sale (approx. £2,000)


Legal fees for the purchase (approx. £2360)


And then of course home insurance, admin fees for updating other insurance policies, and all the various bits you never thought about like a doorbell or the TV cable which goes missing in the process.
