I am looking at a car port, ideally it would be 3m x 12.5m however that would take me outside of the 30m2 rule.

If I was to build two 3m x 6m car ports end to end how much of a gap would I need to leave to avoid any dispute- can't find any guidance online and unlikely either planning or building control would happily provide information on a (legal) dodge.

The plot is substantial so won't affect the 50% rule and the port will be 2.49m high, 1.5m off the neighbours boundary (garage with no windows) and open on 3 sides.

cheers.
