Hey folks, I’ll try to keep this short.

I’ve had an issue with my home that I’m as yet to move into.
A company has admitted liability and today I’ve spoken to their loss adjuster. I’ve been told I can either claim on my home insurance or go through them but it’ll be an indemnity payout therefore second hand value. I don’t have receipts for all the items I’ve listed.

Do I have any options as i see it as a loss-lose. Claim on my insurance and pay an excess and the ensuing premium increases or take a smaller payout on the few items I’ve asked to be replaced.

Apologies for any vagueness but thoughts are welcome on this; thank you.

Surely you just need to crunch the numbers.

Without knowing the value and number of the items it’s just guess work.

Are the companies insurer able to give an offer?

I am looking at Tv, Sonos speakers, curtains, corner sofa and chair, all exposed to soot. The carpet has already been agreed and paid for by the company.

This is as much a chance to vent my frustration at something that should never have happened and was certainly preventable.

Sounds like a claim for your own insurance then. Second hand values will probably be rubbish on those items

I had a large water leak caused by a plumbing co.

They admitted liability. I went to my ins co and they sorted it. They then recovered their costs from the plumbers insurers. I had no loss of NCB or loading on future premiums.

Why will you only be paid the depreciated value if it was the other parties fault?

I was wondering this. Surely if you have receipts proving items are new then thats what they should pay. Is it worth ringing your insurance anyway as maybe they have some legal cover included that would help in this situation?

Thanks all.

I will talk to my insurance company this morning. The loss adjuster said under their indemnity insurance I will get paid out the current second hand value of the items pending receipts. They don’t operate on an old for new basis. If I wanted this I’ll have to go through my own home insurance.

It’s also a case of proving the electrical items have been affected by the soot.
