Hi,
Timber Garage.
Could someone in the know confirm a few points please:
I understand why planning is required for such structures, assuming it could cause a hazard near the road if left to permitted development.
Our house is set back from the road, approx 80 metres and can not be seen. I've done some googling but can't find much as to whether I would still be a blanket 'no'.

When we applied for an additional 4 bay Oak framed garage we were told in no circumstances could an outbuilding be considered that was beyond the main house building line.
Our house is also set well back from the road.
In fairness we are also listed and in a conservation area.
After some “ entertaining “ conversations I managed to get permission for a 2 bay “ outsized “ garage with an interior storage “ room “ and level with the house line.

Yes, it must be in line or behind the front of the property. The forward of the building line only applies to permitted development. In your case, it would require planning permission which would be judged on it's own merits and national / local policy. Most planning departments will offer you a pre-application consultation with advice on whether your ideas are a non-starter or what would have to be changed to make them acceptable.
When I did mine, the planner was very helpful and as it happened was the case officer assigned to the application when I did submit it. He gave advice such as removing the dormer roof windows I had planned and replacing them with velux as the dormers would give a two story appearance, which would not have been approved. Bottom line, have a pre-application meeting with the planning department, they are generally helpful.
