Electric garage door maintenance and remote help please!

Morning folks
Our new house has an electric up and over garage door powered by an Apex 693 motor. It runs a chain system which I presume is standard for these sorts of doors.
It's sounding a bit grumbly so I'm guessing it needs some tlc. Can anyone give me some pointers as to what's required- do I oil the chain and runners?
Also the remote I have is ancient! Can this be swapped for something modern fairly easily? I'm v mindful I don't have a spare! Wanting to keep costs down as we plan to demolish the garage next year for a driveway.

Had the same sort of issue with only having one remote.
I picked up 2 of these kits and wired one into the electric garage door opener and one to operate some lights, gave me 4 remotes were button A for the door and button B for the lights.
the only thing you will need to work out if the wiring on your motor.
